If the sheet is still sound and has only come away from the structure, it gets re-strapped or re-screwed. Once water or sag has ruined the board itself, it comes down.

Sometimes the answer really is that simple. A ceiling that has dropped slightly can often just be screwed back up, which surprises people who had already decided they were up for a whole new ceiling.

We will talk you out of a replacement when a smaller fix will genuinely do, even though the bigger job is worth more to us. What we will not do is polish up a ceiling that was never going to look right afterwards.

It depends on the size, the board type, whether reframing is needed and how many trades are involved. Every job is quoted in writing before anything starts.

The one that moves a price most is reframing. If the joists above are twisted or bowed, new sheets cannot go straight onto them, and none of that is visible from the room below until the old ceiling comes off.

If the job changes once it is open, it stops and gets re-quoted rather than the extra appearing on the final invoice.

A single room is about a day on site with the ceiling down and back up, and two days if the painting follows. Most whole jobs are finished inside a week.

Bigger jobs run longer mainly because of drying time between flushing coats rather than the sheeting itself.
